Cheryl specializes in working with Buyers and Sellers in the purchase and/or sale of single-family residences and income properties. Whether it be a first-time buyer, a new purchase, a relocation transfer for business or military, or an investment property, Cheryl is there to dedicate her time and energy to make the transaction as smooth and stress-free as possible while maintaining the utmost professionalism and integrity.

Cheryl also specializes in Distressed Property Sales. Cheryl prides herself in her success in helping property owners in distressed situations avoid foreclosure through a short sale. Cheryl understands and is compassionate toward homeowners effected during bad economic times, and works hard to keep her short sale clients out of foreclosure. Cheryl negotiates all of her short sales and does not use third party negotiators. Cheryl attributes her short sale success rate of 99% to maintaining control of the file, and feels strongly that no one will work as hard for her client. Cheryl has closed many successful short sales and carries a designation of Certified Distressed Property Expert (CDPE).

Cheryl represents the Santa Barbara County cities of Orcutt, Santa Maria, Guadalupe, Lompoc, Los Alamos, Buellton, Solvang, Santa Ynez, and Los Olivos. Also, the San Luis Obispo County cities of Nipomo, Arroyo Grande, Grover Beach, Pismo Beach, Shell Beach, and Avila Beach. Recently, Cheryl has added the Ventura County cities of Thousand Oaks, Newbury Park, Camarillo, Simi Valley, and Moorpark and would be happy to help you in these areas as well.
